The property for sale consists of:

1) Villa: listed building of historical and artistic interest, 18th century renovated in 2009, covered area c. 2,700 sq. m, entirely decorated in trompe-l’oeil with landscapes and life-size images of characters.

• On the ground floor: lobby, room of arms, 2 lounges with fireplace, 3 dining rooms, billiard room, service rooms, laundry, 2 service bedrooms, 4 bathrooms, 3 kitchens, church. Also a garage, a workshop, a gym and a 120 dependence with private access composed by: living room, 2 bedrooms, 2 bathrooms and private garden.

• On the first floor: reception rooms, main dining room, big billiard room, gallery of busts, 4 suites with bathroom and fireplace, 3 other bedrooms with bathroom.

• On the second floor: attics decorated and frescoed to look like a virtual monastery.

From 2009 to 2013 the villa underwent a complete structural restoration, costing about 2 million euros, to obtain the anti-seismic certification. The external perimeter and the courtyard were reinforced with three carbon fiber belts, at each intersection of the external walls with the internal ones, 3 meters long steel bars, almost 1000 in number, were placed at intervals of about 75 cm. The roof has been redone, insulated and solar panels for domestic hot water have been installed. The domes of the halls have been reinforced from above, some frescoes restored.

2) Furniture of the Villa: most of the furnishings, dating back to 1,700 and 1,800, will be delivered with the Villa. An inventory will be agreed with the buyer.

3) Annexes of the Villa:

• Limonaia (Lemon House) of 130 sq. m. with 2 bathrooms, which overlooks the main garden. Useful for conferences, musical events etc.

• Greenhouse of c. 50 sq. m. with a flower garden of c. 100 sq. m. and a tank of c. 100 cu m of water for irrigation use.
